These Terms of Service govern your use of thinkbiggerproperties.com and the text messaging program operated by Think Bigger Properties LLC, which uses the brand name TB Properties (“Think Bigger Properties,” “we,” “us”). By using this website or our messaging program, you agree to these terms.
Use of this website
This website provides general information about our manufactured home communities and how to apply. Information about availability, pricing, and features may change without notice and is not an offer to rent. Leases and lot rental agreements are governed only by the signed written agreement.
Rental applications
Applications are submitted through our property management platform, Rent Manager, at tbprop.twa.rentmanager.com/ApplyNow. Rent Manager’s site may have its own terms and privacy practices. Submitting an application does not guarantee approval. We follow applicable fair housing laws.
No warranty
This website is provided “as is” and “as available” without warranties of any kind, express or implied. To the fullest extent allowed by law, Think Bigger Properties is not liable for any indirect or consequential damages arising from use of this website.
Governing law
These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Georgia.
Mobile Messaging Terms
Program
Think Bigger Properties Resident Notifications is a text messaging program operated by Think Bigger Properties LLC and sent through Rent Manager from (912) 592-3567.
How to opt in
You can opt in by checking the optional “Text message consent” box on our home page, by texting START to (912) 592-3567, or by giving us written consent on your application or lease paperwork.

Frequency and cost
Message frequency varies. Msg & data rates may apply.
Opt out
You can cancel at any time by replying STOP, QUIT, CANCEL, OPT-OUT, END, or UNSUBSCRIBE. You will receive a single confirmation message, and then no further messages unless you opt in again (for example, by texting START).

Carriers
Carriers are not liable for delayed or undelivered messages.
Consent not required
Consent to receive text messages is not a condition of renting or applying.
Privacy

We may update these terms from time to time. The effective date at the top shows when they were last changed.
